Vaihtokohteella

Vaihtokohteella is a Finnish term that translates to "on the exchange destination" or "at the exchange property." It is commonly used in real estate transactions, particularly when a buyer intends to sell their current property to finance the purchase of a new one. In essence, the buyer is looking for a specific property where the completion of the sale of their existing property is a condition for the purchase.

This arrangement offers a practical solution for individuals who wish to move into a new home but need the proceeds from their current home sale to do so. It allows for a smoother transition, reducing the need for temporary accommodation or bridging loans. The buyer essentially links the two transactions, making the purchase of the new property contingent on the successful sale of their old one.

However, transactions involving a "vaihtokohde" can be more complex. Sellers of the new property may perceive a higher risk, as the sale is dependent on a third party (the buyer's buyer). This can sometimes lead to longer negotiation periods or require specific clauses in the purchase agreement to manage potential complications. The buyer, in turn, must ensure they can sell their current property within a reasonable timeframe to meet the agreed-upon deadlines for the new purchase.
