Nekilnojamasis

Nekilnojamasis, in the context of property law, refers to immovable property. It covers the land itself and any permanent structures attached to it, as well as rights that are tied to the land, such as servitudes. The term is used to distinguish immovable property from kilnojamasis turtas, which includes movable assets like vehicles, furniture, and goods.

In Lithuanian law, nekilnojamas turtas is regulated by the Civil Code and is registered in the State Real Estate Register maintained by Registrų centras. Ownership, transfer, mortgage, and other encumbrances on real estate require registration and, typically, a notarial act for a sale or transfer. The register provides data on ownership, boundaries, area, cadastral value, and encumbrances.

Real estate is central to the economy and public administration. It features prominently in property transactions, valuation, taxation (nekilnojamojo turto mokestis), urban planning, and land management. Accurate records support due diligence, financing, and risk assessment in deals involving immovable property.

Examples of nekilnojamasis turtas include land plots, houses, apartment buildings, commercial premises, and permanent infrastructure attached to land (such as roads and utilities). The concept underpins legal documentation, taxation, and regulatory frameworks governing ownership, transfer, and use.
