Kiinteistökauppoja refers to real estate transactions in Finland. These transactions involve the buying and selling of property, including land, buildings, and other permanent structures. The process is governed by Finnish law, primarily the Maakaari (Land Code), which outlines the requirements for a valid sale.

A key element of a kiinteistökauppa is the written purchase agreement, which must be signed by both the buyer and the seller and by two witnesses. This agreement details the property being sold, the purchase price, the payment terms, and the handover date. Before signing, buyers typically conduct due diligence, which may include property inspections, title searches, and zoning checks.

Financing for kiinteistökauppoja is often secured through mortgages from Finnish banks. Once the purchase agreement is signed, a deposit is usually paid. The final transfer of ownership, known as "kiinteistön luovutus," occurs on the agreed-upon handover date, at which point the remaining purchase price is paid, and possession of the property is transferred. The transaction must be registered in the Finnish Land Register (Maanmittauslaitos) to establish legal ownership.

Taxes associated with kiinteistökauppoja include the real estate transfer tax, which is paid by the buyer. The seller may be liable for capital gains tax if they sell the property for more than they paid for it, subject to certain holding periods and exemptions.
