In this structure, ownership of an apartment is indirect; one owns shares in the housing company, which in turn owns the property. The apartment itself is then considered to be rented from the housing company by the shareholder, under a specific right of occupancy granted by the shares they hold.

This form is very common in Finland for apartment buildings. Shareholders are responsible for their share of the housing company's expenses, which are typically collected as a monthly maintenance fee (hoitovastike). This fee covers operating costs like maintenance, repairs, utilities, and loan repayments for the building. Decisions regarding the property and its management are made by the shareholders at general meetings, and a board of directors is elected to oversee daily operations.
