Alapterület

Alapterület is a Hungarian term used in architecture, construction, and real estate to denote the floor area of a space or building. The exact meaning varies by context and standard, but it generally refers to the surface measure of usable space bounded by the building’s outer envelope on a given level.

In real estate listings the alapterület serves as a primary indicator of size. It is typically reported in square meters and may refer to different concepts depending on the contractual or regulatory framework, such as gross floor area or usable floor area.

Bruttó alapterület (gross floor area) usually includes all areas inside the exterior walls, including walls and partitions, and may also encompass balconies or terraces depending on the standard used. Hasznos alapterület (net usable floor area) aims to reflect the portion suitable for occupancy, excluding non-habitable zones and areas not intended for daily use.

In practice, the terms are often defined in property contracts, municipal regulations, or building codes. Measurements are based on architectural plans or on-site surveys, expressed in square meters. Because definitions vary, the alapterület label should be clarified in listings and agreements to avoid ambiguity.
