üürisumma

Üürisumma is the regular rent payable under a tenancy agreement for the use of a dwelling or other premises. It is the base amount that the tenant must pay to the landlord, usually on a monthly basis.

The üürisumma typically covers the use of the premises itself and is stated in the lease agreement. Utilities (such as electricity, water, heating) and service charges are usually billed separately unless the contract specifies that they are included in the rent. The exact amount, payment date and method are defined in the agreement.

Payment terms are normally set for a specific due date each month, and the contract may include provisions on late payments, interest or penalties. A security deposit is commonly required as a separate sum and is not part of the ongoing üürisumma; it serves as security for potential damages or unpaid rent and is returned at the end of the tenancy in accordance with the contract and applicable law.

Rent adjustments and indexation may be allowed during the term of the lease, either as agreed in the contract or according to indexed measures. Unilateral increases may only occur under the terms set in the agreement or applicable law and must be documented in writing.

In Estonia, tenancy relations and the rights and obligations of landlords and tenants, including matters related to üürisumma, are governed by the Võlaõigusseadus (Law of Obligations Act). For specific cases, the lease terms and current law should be consulted.
