Maaomaniku is the genitive singular form of the Estonian word maaomanik, meaning “the landowner” or “of the landowner.” It is used in legal, administrative, and academic contexts to refer to the owner of a piece of real estate.

A landowner is a person or legal entity that holds title to real property and has the right to possess, use, develop, or transfer the land, subject to applicable law and regulations. Ownership typically includes exclusive control over the land, but it is bounded by public law, zoning plans, environmental rules, and other restrictions.

In Estonia, property rights are protected by the Constitution and the Civil Code. Ownership generally conveys the rights of possession, use, and disposition, while restrictions may arise from zoning, environmental protection, public safety, and rights of neighboring property owners.
