While not direct ownership of the physical apartment, owning these shares grants the holder the exclusive right to use a specific apartment. Joint ownership (yhteisomistus) allows multiple parties to hold ownership rights to a single property, with their respective shares and responsibilities typically defined by an agreement or law.

This registration is crucial for establishing and protecting ownership rights against third parties. Transfer of ownership can occur through sale, inheritance, gift, or other legal means. The rights and responsibilities associated with kiinteistönomistajuus include paying property taxes, maintaining the property, and adhering to zoning and building regulations.
