Kiinteistönmuodostusmenettelyt are legal procedures in Finland that are used to change the boundaries of real estate or to establish new real estate units. The primary goal of these procedures is to ensure clear and accurate property boundaries, which is essential for land ownership, taxation, and land use planning.

There are several types of kiinteistönmuodostusmenettelyt. Yleisimmät ovat lohkominen and halkominen. Lohkominen is used when a part of an existing parcel of land is to be separated to form a new, independent parcel. This is common when a property owner wishes to sell or gift a portion of their land, or when a new building lot is to be created. Halkominen, on the other hand, involves dividing an existing parcel among its co-owners, often following an inheritance.

Other procedures include combining adjacent parcels into a single unit, known as yhdistäminen, and adjusting boundaries between existing properties, called rajankäynti. Multipropriety can also be established, where different parts of a building or land are owned separately. Each procedure has specific requirements and steps that must be followed, including applications, surveys, public notices, and official decisions. The process typically involves a land surveyor who conducts the necessary measurements and prepares the documentation for the National Land Survey.
