Osakehuoneiston
Osakehuoneisto is a Finnish term referring to a type of apartment ownership. It translates roughly to "share apartment" or "housing company apartment." In this ownership model, an individual owns shares in a housing company (asunto-osakeyhtiö). This housing company owns the real estate, and the shareholders are granted the right to occupy a specific apartment. The ownership is not of the physical apartment itself, but of a portion of the company that entitles them to use a particular unit. Shareholders are responsible for paying monthly housing company fees (vastike) which cover maintenance, repairs, loan repayments for the building, and other operating expenses. Decisions regarding the building's management and finances are made collectively by the shareholders at general meetings. Purchasing an osakehuoneisto involves acquiring shares, and the transaction is typically handled through real estate agents. This is the most common form of apartment ownership in Finland, distinct from owner-occupied housing (omakotitalo) or direct real estate ownership.
