Jelzálogbejegyzés refers to the registration of a mortgage or lien on a property in Hungary. This legal act secures a debt, typically a loan, by using real estate as collateral. When a jelzálogbejegyzés is established, the creditor, usually a bank, gains a right to foreclose on the property if the debtor fails to meet their repayment obligations. The registration is recorded in the land registry (ingatlan-nyilvántartás) and serves as public notice of the encumbrance on the property. This process is crucial for real estate transactions involving financing, as it protects the lender's interests. The jelzálogbejegyzés specifies the amount of the debt secured and the parties involved. It can be established for various types of debts, including mortgages for property purchases, loans for renovations, or other financial obligations. The removal of the jelzálogbejegyzés, known as törlés, occurs after the debt has been fully repaid. Until then, the property's ownership is subject to this registered claim.
