Félterületek, often translated as "half-areas" or "semi-areas," is a concept primarily used in Hungarian land surveying and property division. It refers to a portion of a larger parcel of land that is intended for separate ownership or use, but which has not yet undergone formal subdivision and registration. This stage signifies a preliminary division, often based on agreements between owners or as part of a planning process.

The term is distinct from a formally registered parcel, which has a unique cadastral number and legally defined boundaries. A félterület is more of an informal designation. It can arise when a landowner plans to sell or bequeath a section of their property, or when multiple parties wish to develop a larger tract of land. While there might be a clear understanding of the intended boundaries on the ground, these boundaries are not yet legally codified.

The process of converting a félterület into a fully registered parcel typically involves a surveying procedure. A land surveyor will accurately measure and delineate the boundaries according to the agreed-upon division. This survey data is then submitted to the relevant authorities for official registration in the land registry. Until this legal process is completed, the félterület remains a conceptual or provisional division of land.
